These Terms of Service govern your access to and use of Book My Place (also referred to as “PropertyBook”, “we”, “us”, or “the Platform”). By creating an account, listing a property, making a booking, or otherwise using the Platform, you agree to these Terms.
Book My Place is an online marketplace that connects customers seeking venues and stay properties (such as farmhouses, guest houses, function halls, wedding venues, party venues, villas and resorts) with property owners who wish to list those spaces for booking.
We provide tools for discovery, booking, online reservation payments, messaging of important updates, and limited administrative support. We are not the owner, operator, landlord, hotel, or event manager of any listed property unless we expressly state otherwise for a specific listing.
A booking created through the Platform forms a contractual arrangement primarily between the customer and the property owner. The Platform facilitates that arrangement; it does not become a party to the stay, the event, or the physical delivery of the property itself.
Depending on the booking and promotion settings, the Platform may collect online:
These online amounts are processed through our payment partners. Our responsibility for funds is limited to amounts successfully received by us through those online channels, subject to applicable refund, chargeback, and banking rules.
In the standard booking model, a substantial part of the property amount (typically the remaining 90%) is intended to be paid directly by the customer to the property owner. That payment is not collected by Book My Place and is not held by Book My Place as an escrow agent unless we expressly state otherwise in writing for a specific programme.
Because that money never passes through our online payment system, we cannot guarantee receipt, timing, correctness, or refund of any amount paid or claimed outside the Platform. Arrangements about when, how, and to whom the remaining balance is paid are between the customer and the owner.
We do not guarantee the condition, safety, accuracy, legality, availability, cleanliness, amenities, access, or conduct associated with any property or owner. Descriptions, photos, prices, rules, and availability are provided by owners. While we may review listings and handle certain complaints, we do not warrant that every listing is accurate or that every owner will perform perfectly.
You must provide accurate registration information, keep your login credentials secure, and update your profile when details change. You are responsible for activity that occurs under your account.
When you list a property, you represent and warrant that:
Listings may be reviewed, unlisted, or restricted by administrators. Optional promotions (such as Highlight or Sponsored) are paid subscriptions and can be cancelled according to the promotion rules shown at the time of purchase.
A booking request becomes a confirmed reservation only after the required online payment is successfully completed and verified by our systems (and any other conditions we display at checkout are met).
Property prices are set by owners. The Platform may add a payment processing fee on the online portion of the payment. Displayed totals at checkout show the amount payable online through the Platform. The remaining property balance, where applicable, is arranged directly with the owner.
Online payments are processed by third-party providers (for example Razorpay). Their terms and network rules also apply. We are not responsible for outages, declines, or bank-side delays outside our reasonable control.
Where supported, stay extensions may be offered in defined time blocks and require a separate online payment and availability check. Event-type venues may not support extensions.
Customer cancellations before check-in receive a full refund of the online reservation deposit (typically 10% of the property amount). The payment processing fee is non-refundable. After check-in begins, automatic cancellation refunds stop and eligible issues must be raised as a complaint within the stated post-check-in window.
After check-in begins, automatic cancellation refunds typically stop. Eligible issues may be raised as a complaint within the stated post-check-in window (for example six hours from check-in). A complaint does not automatically create a refund. Qualifying cases may be reviewed by administrators, who decide whether any refund from amounts controlled by the Platform is appropriate.
Owner-initiated cancellations may trigger customer refunds of online amounts under platform rules, and may also affect the owner’s standing, penalties, or account status. Owners should cancel only for legitimate reasons and must provide the information required by the Platform.
Any refund we process can only relate to money that was paid to us online through the Platform (and still available under payment-partner and banking rules). We cannot automatically refund money that a customer paid directly to an owner outside our system.
You agree not to:
We may investigate suspected violations and take action including warnings, cancellation of bookings, withholding of certain platform processes, suspension, or permanent restriction of accounts.
To the fullest extent permitted by applicable law, Book My Place and its operators, employees, and agents are not liable for:
Where liability cannot be excluded by law, our aggregate liability related to a booking is limited to the amount of online fees actually received by us for that booking (excluding amounts that were only processed transiently or already refunded), unless a mandatory law requires otherwise.
Because the underlying stay or event arrangement is between the customer and the owner, those parties should first attempt to resolve practical issues directly where it is safe and reasonable to do so.
We may, at our discretion, offer limited assistance: reviewing booking records, considering eligible complaints within stated windows, processing refunds of online amounts we control when our rules allow, or contacting parties with requests for information. We are not a court, arbitrator, or insurer, and we do not guarantee resolution.
Nothing in these Terms prevents either party from pursuing rights available under applicable law against the other party. Our role remains limited to the Platform services and the online funds we actually receive.
We may update these Terms from time to time. The “Last updated” date at the top will change when we do. Continued use of the Platform after an update constitutes acceptance of the revised Terms, except where applicable law requires a different process for material changes.
Account-type agreements accepted at registration (customer or owner) may also apply and are intended to work together with these Terms. If there is a direct conflict on a specific point, the more specific product rule displayed at the time of the relevant action (for example cancellation percentages shown in the product) will usually control for that action.
For questions about these Terms or about a specific booking, contact support at mhbtechsolutions25@gmail.com.
Please include your registered email address and, where relevant, the booking reference so we can locate the correct records.
