Our goal
Finding a suitable farmhouse, function hall or party venue used to mean endless phone calls,
incomplete information and uncertainty about availability and pricing. Book My Place was created
to make this process clearer and more reliable for both customers and property owners.
We focus on three simple things:
- Transparency — clear prices, photos, rules and payment structure.
- Convenience — search, compare and reserve in one place.
- Fairness — a balanced model where customers pay a small online reservation amount and owners receive the majority of the booking value directly.
We are not the owner or operator of any listed property. We provide the platform, tools and
support that help both sides complete a successful booking.
For customers
When you book through Book My Place you can:
- Search by location, property type, dates and number of guests
- View detailed photos, amenities, capacity and house rules
- See exact check-in and check-out times
- Pay only 10% of the property amount online as a reservation deposit (plus a small processing fee)
- Pay the remaining 90% directly to the property owner
- Contact the owner after confirmation for coordination
- Raise eligible issues within the post-check-in window if something goes wrong
For property owners
Owners can:
- Create a free listing with photos, pricing and booking rules
- Set minimum stay duration and short-stay windows
- Mark dates as unavailable when needed
- Receive booking notifications and manage their calendar
- View customer contact details after a confirmed paid booking
- Optionally promote listings with Highlight or Sponsored plans
- Track earnings and cancellation standing from the owner dashboard
How payments work
We designed the payment model to keep things simple and fair:
- Customers pay 10% of the property amount online as a reservation deposit (plus the payment processing fee).
- The remaining 90% is paid directly by the customer to the property owner.
- The online portion is processed securely through Razorpay.
- Refunds of the online amount (when eligible) are handled according to the cancellation policy shown at the time of booking.
Important: Book My Place is responsible only for the money collected online through the platform.
Amounts paid directly between the customer and the owner are outside our payment system.
Trust & safety
We take several steps to make bookings safer and clearer for everyone:
- Identity verification is required during registration.
- Property listings can be reviewed and unlisted by administrators if needed.
- Confirmed bookings unlock contact details so both parties can coordinate.
- Clear cancellation and complaint windows are shown before and after booking.
- Owners have a cancellation standing system to discourage repeated cancellations.
While we provide tools and support, the actual stay or event takes place between the customer
and the property owner. We encourage both sides to communicate clearly and respect the agreed terms.
